Aspen Ridge Campground is a well-established, turn-key business located along Highway 35, only 3 kms South of High Level. Operating from May to October, the business is managed by two people, and consistently generates a healthy six-figure income. As Alberta’s Northernmost full-service campground, and the only one within town limits, it serves travellers to, and from the Northwest Territories as well as visitors from across Canada, and around the world. It grants all the chance to experience everything the North has to offer, including the Aurora Borealis, and the rich forests that surround the area. The campground also attracts short, and long-term contractors who prefer camping to hotel living. This 13 acre property offers 31 full hookup sites, five sites with power and water, five powered tent sites, and a year-round two-bedroom cabin rental that has been continuously occupied for the past 13 years. Mature aspen trees surround the sites, creating a private, peaceful country setting just minutes from downtown shopping. Amenities include a large group-use area for family, or corporate events, and an RV storage area. A common building offers showers, washrooms, laundry facilities, and a lounge with a game table, and small library. Additional outbuildings include a 264-square-foot heated shop, a water distribution facility, storage sheds, and two sheds connected by a covered equipment storage area. Extensive upgrades have been completed throughout the buildings over the past two years, and the front portion has been paved. It also includes a two-storey residence with five bedrooms, two bathrooms, an attached office, an oversized garage and shop with a third bathroom. The six-year old custom built home features in-floor heating, on-demand hot water, air conditioning, built-in-vacuum, ample cabinetry and storage, a large kitchen island with a butcher block top, and expansive windows throughout. The covered front deck measures 8 by 44 feet, and is plumbed for a gas barb ecue – the perfect location for all your summer gatherings! An 8 by 12 foot greenhouse, large garden, and a raspberry patch provide fresh produce for those with green thumbs. The property also offers ample room for expansion, and any further operations you could want. (id:65883)
