Privacy Policy

This website is operated by an independent real-estate professional (referred to here as “the brokerage”) using software provided by Realtor Web App. The brokerage decides what appears on the site and receives the enquiries it generates; Realtor Web App runs the hosting, the database and the email delivery on their behalf.

Where this policy says “we”, it means both, acting together. The brokerage's own details — their legal name, their regulator, and who to contact about your information — are in their section at the bottom of this page.

• When you send an enquiry — a showing request, a valuation request or a contact form — we store the name, email address, phone number, preferred contact method and message you type, along with the listing it concerned. We also record the IP address and browser user-agent the request arrived from.
• When you save a listing or a search — you are asked for an email address and nothing else. There is no password and no confirmation email: typing an address signs you in. We store that address, the listings you save and the searches you save.
• If you ask for saved-search alerts — we store how often you want them (daily or weekly) and when we last sent one, so a digest covers only what changed.
• When the brokerage's staff sign in — an email address and a password, stored hashed. This is a separate system from the visitor sign-in above and is only for people who administer the site.
• Always — a small amount of technical information needed to serve the site: your IP address for rate limiting (to stop automated abuse of the enquiry and search endpoints), and the cookies described below.

This is worth stating plainly because it shapes what that sign-in can and cannot do. We never check that the address you type belongs to you, so we treat it as a claim rather than an identity.

It gives access to exactly one thing: the list of properties and searches saved under that address on this site. It cannot reach the brokerage's administration area, any other visitor's information, or anything else. It is stored in a signed cookie so that the address in it cannot be edited to read someone else's list.

The practical consequences: someone who knows your address could see the listings saved under it on this site, and could subscribe it to alert emails. Every alert email carries an unsubscribe link. If you would rather not be identified this way, browse without saving.

• `rw_visitor` — set when you enter an email address to save a listing. It holds that address in signed form so your saved list follows you between visits. It is set only for this site and is not shared with other sites on the platform.
• `tenant_id` — identifies which brokerage's site you are on. Set on every request; carries nothing about you.
• A session cookie — only if you sign in as staff of the brokerage.

There are no advertising or analytics cookies, and no third-party trackers.

Enquiries go to the brokerage that operates this site — always, and only. They are emailed to the brokerage's own address and kept in this site's database so the brokerage can work through them and so a failed delivery can be retried.

They are not sent to the listing's agent when that is someone else. This site displays listings from across the national MLS® feed, most of which belong to other REALTORS®; an enquiry you send here reaches the brokerage whose site you are on, not the listing's agent.

We do not sell personal information, and we do not share it with advertisers.

The site depends on a small number of providers, each handling one job:

• Vercel — hosting. All page requests pass through it.
• Neon / self-hosted PostgreSQL — the database holding everything described above.
• Resend — sends enquiry notifications and saved-search alert emails.
• Cloudflare R2 — stores images and video the brokerage uploads. No personal information.
• Upstash — holds short-lived rate-limit counters keyed by IP address.
• Stripe — the brokerage's own subscription billing. Visitors never reach it.
• Map tiles — the map loads from OpenFreeMap, or from Google Maps if the brokerage has configured their own key. Loading a map means your browser contacts that provider directly, and their own terms and privacy policy apply to that request.

Property listings, photographs and agent details on this site come from the CREA Data Distribution Facility (DDF®) under licence. That information is published by the listing REALTOR® and their board — it is not collected from you and we do not alter it.

The feed carries active listings only. When a property leaves the market it is removed from the feed and then deleted from this site; its page stops being served and its address redirects to a search.

• Enquiries — the details you send through a form — are kept for as long as the brokerage needs them for their business and their record-keeping obligations. There is no automatic expiry; ask them to delete yours and they will arrange it.
• Saved listings and searches stay until you remove them or ask for the address to be deleted.
• Rate-limit counters expire within minutes.
• Listing data is deleted shortly after a property leaves the feed.

Your saved list is yours to delete. Open the saved page while signed in and use “Delete my saved data” — it removes every saved property, every saved search and its alert emails, and the email address itself, immediately and permanently.

For anything else — a copy of what is held about you, a correction, or deletion of an enquiry you sent through a form — contact the brokerage using the details in their section below. Enquiries are their record and they can delete one on request.

You can also unsubscribe from alert emails using the link in any of them.

Canadian privacy law (PIPEDA, and provincial equivalents where they apply) gives you these rights; the brokerage is responsible for answering, and we assist them with anything held in the system.
